Experience Matters in Real Estate

One key attribute of an experienced agent is that past clients return to the agent for multiple transactions.  In 2003, Karen Briscoe sold a newly-wed couple their first town home in Reston, Virginia.   Ten years later in 2013, the couple who are both Fairfax County school teachers have outgrown the town home as now have a young son and daughter as well as a dog and cat.  This past summer they called Karen for her expertise.  It was going to be a logistics challenge as they didn’t want to sell until they knew where they were going to move.  Yet they could not buy without selling their town home.  Also showing the town home would be a bit complicated by being pet owners.  And keeping the home in “show condition” day and night with their busy schedules once school started in the fall was of concern to them.

 

My recommendation was that first they contact a good local lender to find out the amount of mortgage and thus home they would qualify for to purchase.  Now that their young daughter would be starting Kindergarten in the fall, thankfully they would not have the expense of child care.   The price range of the home was in a market segment that is experiencing low supply relative to demand, thus I knew that we would have to be competitive.  We went out to see what was available in the neighborhoods they liked and identified a few homes that would work for their family.

 

Next I contacted the agents to see if any of the Sellers would consider a home sale contingency.  Fortunately one of the agents recognized my name as a top producing agent and he said that he thought the Seller might consider a home sale contingency, for the right offer.   The Purchasers listened to my counsel and wrote a strong offer, which was accepted, with some negotiating over the terms.

 

Then the race was on to get their Reston town home on the market and under contract.  My team is fortunate to have an accredited staging professional on our staff – Kristine Kozlowski.  Kristine is available to our clients as a consultant on the details to prepare a home to go on the market for sale.  In the case of these clients this included securing estimates from contractors to paint, replace some of the carpet and flooring and deep clean the home.  The clients were leaving for a long-planned for summer vacation and left the overseeing of the work in Kristine’s able hands.  While abroad, our team put the home on the market and secured an offer acceptable to the Sellers.
