Broyhill Glen Gary Park is a great neighborhood located off of Birch Road between Old Dominion Road and Old Chesterbrook Road just minutes from Downtown McLean and Arlington. With multiple cul-de-sacs and several streets with sidewalks, the neighborhood is ideal for a quiet stroll, walk, or bike ride. Schools are Franklin Sherman ES, Longfellow MS and McLean HSl.
This neighborhood consists of 103 detached homes that were originally built in the 1960’s - ranch, split foyer and split level. Some of the homes have been torn down to make way for new builds over the last few years. Builders are attracted to the community for its uniform lots, school pyramid and location. While most original properties sell under $1.0 million, we saw the $1.0m mark broken for a .25-acre lot at the end of 2020.
To date in 2021, 4 properties have sold in Broyhill Glen Gray Park. 2 of those properties sold at or above list price. There have been a few off market sales below the average sale price to builders. If you are considering selling to a builder and are not sure whether their offer is fair market value, call a trusted Realtor who can review a comparative market analysis with you. You may be able to achieve a higher price by being on the open market, even with an as-is sale.
